  • Mortgage rates fell to their lowest level since October, with the 30-year fixed-rate mortgage averaging 6.58% and the 15-year averaging 5.71%, boosting affordability and purchase activity.

  • Declining rates have lowered the median monthly mortgage payment to $2,631, a seven-month low, giving buyers with a $3,000 budget about $20,000 more purchasing power compared to Mays peak rates.

  • Despite lower borrowing costs, home prices continue to climb, with the median home price reaching $396,000 in August, up 2.1% year over year, marking the fastest price growth since early April.


Mortgage rates continue to fall and this week hit their lowest level of 2025. Freddie Mac reports its Primary Mortgage Market Survey shows the 30-year fixed-rate mortgage (FRM) averaged 6.58% this week.

Mortgage rates fell to their lowest level since October, said Sam Khater, Freddie Macs chief economist. Purchase application activity is improving as borrowers take advantage of the decline in mortgage rates.

Latest rates

  • The 30-year FRM averaged 6.58% as of August 14, 2025, down from last week when it averaged 6.63%. A year ago at this time, the 30-year FRM averaged 6.49%.

  • The 15-year FRM averaged 5.71%, down from last week when it averaged 5.75%. A year ago at this time, the 15-year FRM averaged 5.66%.

The decline in rates helps offset the continued rise in median home prices, improving affordability. Real estate broker Redfin reports the median monthly mortgage payment fell to a seven-month low of $2,631 during the four weeks ending August 10, down $215 from its May peak of $2,846. Last week marked the 12th consecutive week that monthly payments either dropped or stayed flat.

That means that a buyer on a $3,000 monthly budget gained roughly $20,000 in purchasing power since mortgage rates hit a recent peak of 7.08% in May.

Limited window

The mortgage rates that buyers can lock in today have already priced in the likelihood that the Fed will cut rates on September 17, said Redfins head of economics research Chen Zhao. That means that mortgage rates are unlikely to drop any further when the Fed actually makes the expected cut. And the window to snag a mortgage rate in the mid-6s may be limited: Increased rate volatility is expected in coming weeks as new economic data is released.

But while rates are beginning to favor buyers, prices arent. According to Redfin, the median home price grew to $396,000 during the four weeks ending August 10, up 2.1% year over year, the fastest growth since early April.

Last week was the fifth consecutive week that price growth gained steam after dropping to a two-year low in early July.

  • Walmart U.S. will phase out all synthetic food dyes from its private-brand food lines by January 2027, as part of a broader ingredient reformulation.

  • The change affects brands like Great Value, Marketside, Freshness Guaranteed, and bettergoods, and also targets 30 additional additives (preservatives, sweeteners, fat substitutes).

  • Walmart says 90% of its private-brand food items are already free of synthetic dyes, and new versions of reformulated items will begin appearing in stores in the coming months.


If youve ever glanced at a box of cereal or a jar of salad dressing and wondered whats behind all those bright colors, Walmart just made a pretty bold promise: by January 2027, none of its U.S. private-brand food products will contain synthetic food dyes.

Walmarts plan isnt just about dyes. The retailer also intends to remove 30 other ingredients including certain preservatives, artificial sweeteners, and fat substitutes from its store-brand foods. The brands affected include Great Value, Marketside, Freshness Guaranteed, and bettergoods.

Its important to note Walmart isnt starting from zero. Right now, about 90% of its private-brand food products are already dye-free. The goal is to bring the remaining 10% along by reformulating their recipes.

Our customers have told us that they want products made with simpler, more familiar ingredients and weve listened, John Furner, President and CEO, Walmart U.S., said in a news release.
"By eliminating synthetic dyes and other ingredients, were reinforcing our promise to deliver affordable food that families can feel good about.

Why now?

Walmart says the push comes from growing customer demand for ingredient transparency and more familiar, recognizable foods.

The timeline is ambitious but measured. Reformulated products are expected to begin appearing in stores soon, with full compliance by January 2027.

Walmart will work closely with suppliers to adjust formulas, find natural alternatives, and maintain taste, color, and pricing.

What you might see change (and what you might not)

Some items that rely heavily on bright colors like frosting, salad dressings, or cereals may look a little different. Walmart says natural options like paprika, annatto, beta-carotene, and spirulina are among the alternatives under consideration.

However, shoppers shouldnt expect big changes in taste or price (at least not without good reason). Walmart has emphasized it wants to keep food affordable while making the switch.

This commitment demonstrates how Walmart is responding to changing customer preferences, while also setting the standard for providing exceptional quality and innovation at an outstanding value, said Furner.

If youve ever browsed Amazon or walked into an Amazon Fresh store and felt overwhelmed by choice, this might simplify things: Amazon is rolling out Amazon Grocery.

The new private-label brand brings together the retailers existing grocery brands under one roof.

The goal? To make it easier for customers to find quality staples at everyday low prices.

Whats in the world of Amazon Grocery?

Amazon Grocery is set to launch with more than 1,000 items, all rated four stars or higher by customers. The assortment covers a wide range of categories: fresh produce, dairy, meat and seafood, pantry staples, snacks, and beverages.

Some examples from day one: cage-free eggs, oven-roasted turkey breast, jasmine rice, brownies, and baby carrots.

To kick things off, Amazon is also introducing fresh cinnamon rolls, bottled spring water, and refrigerated lemonade under the new label.

Most of the new items are priced under $5, making it clear Amazon wants shoppers to feel theyre getting value without compromising quality.

Whats different now?

One of the big changes is packaging. The new Amazon Grocery packaging is clean, modern, and designed for clear readability think bold labels, less clutter.

The packaging is also more sustainable: for instance, the apples from Amazon Grocery now use 50% less plastic than previous versions. Nutrition and ingredient information are front and center so shoppers can make informed choices.

Consumer News: Citizens Disability will pay $1 million to settle FTC claims over illegal telemarketing

Consumers who thought a call about Social Security Disability Insurance (SSDI) sounded a little too eager werent imagining it, federal regulators say. The Federal Trade Commission (FTC) alleges that Citizens Disability, LLC, a Massachusetts-based company that assists people applying for SSDI benefits, and its subsidiary, CD Media, fueled a telemarketing machine that placed more than 109 million outbound calls between January 2019 and July 2022including 25.7 million to numbers listed on the Do Not Call (DNC) Registry.

Under a proposed consent order filed by the Department of Justice on the FTCs referral, the companies will pay $1 million within a year to resolve the allegations. The total $2 million civil penalty would be suspended after that payment, but it snaps back in full if the defendants are found to have misrepresented their financial condition. The Commission voted 3-0 to refer the case; the proposed decree requires approval by a federal judge in the District of Massachusetts.

What the FTC alleged

According to the complaint, Citizens Disability relied heavily on third-party lead generators and call centers. Those lead lists, regulators say, were compiled by websites that lured people with sweepstakes, coupons, or services and then failed to disclose that consumers phone numbers would be used for marketing calls.

The defendants (and their vendors), the FTC alleges, used illegal robocalls and dialed numbers on the DNC Registry, often misrepresenting that they were calling in response to a consumers own inquiry about SSDI eligibility. Some prerecorded calls used voices identifying themselves as Amber or Audrey before stating, it shows here that you recently inquired about your eligibility for Social Security Disability benefits.

Regulators say those tactics violate the Telemarketing Sales Rule and the FTC Act.

What the proposed order would do

If approved by the court, the order would:

  • Prohibit certain telemarketing that uses prerecorded robocalls;

  • Prohibit certain telemarketing to phone numbers on the DNC Registry;

  • Ban misrepresentations, including claims that the caller is responding to a consumers SSDI inquiry; and

  • Require due diligence and monitoring of lead generators to prevent deceptive data collection and solicitations.

Why it matters to consumers

Unwanted calls arent just annoying; they can extract sensitive information, pressure people into paid services, or pave the way for follow-on . The FTC says this case spotlights how lead-gen pipelinessites dangling prizes or discountscan quietly convert a persons contact info into mass-dial campaigns. People with disabilities or lower incomes may be especially vulnerable to pitches framed as help with benefits.

Consumer protections still in force

  • Being on the DNC Registry doesnt block every call (charities, political, and some informational calls are exempt), but it does block most sales calls. Marketing calls to DNC-listed numbers are generally illegal without prior express consent.

  • Youre entitled to opt out of a sales call, including robocalls, immediately and to have the caller honor that request.

  • Deceptive lead-gen data collectionlike hiding how your number will be usedcan violate federal law.


Prevention tips for readers

  • Guard your number: Be cautious entering your phone number on sites offering prizes, coupons or free services. If you must, use a secondary number or disable consent checkboxes you dont need.

  • Know your rights on SSDI help: You dont need to pay for basic SSDI eligibility information. For free guidance, start with the Social Security Administration directly.

  • Stop the call, save the proof: Hang up, note the date/time, caller ID and any claims made. This documentation supports complaints and blocking.

If youre affected: what to do next

  1. Say put me on your do not call list. By rule, they must stop calling.

  2. Block and report: Use your carriers call-blocking tools and report unwanted sales calls at ReportFraud.ftc.gov or donotcall.gov (for DNC violations).

  3. Revoke consent everywhere: If you previously checked a consent box online, email the company (and the site) to revoke telemarketing consent and keep a copy.

  4. Watch for upsells and phishing: Ignore follow-up texts or emails asking for SSNs, bank info or upfront fees.

  5. Get legitimate SSDI help: Contact SSA or a reputable, clearly disclosed representative who provides written terms and fee policies.

Following a recall initiated by Fresh Creative Foods, a division of Resers Fine Foods, Inc., Albertsons Companies has voluntarily recalled five store-made deli items, supplied by Fresh Creative Foods, due to possibleListeria monocytogenescontamination. The recall was initiated because these products contain a recalled bowtie pasta ingredient manufactured by Nates Fine Foods of Roseville, CA.

Listeria monocytogenesis an organism which can cause serious and sometimes fatal infections in young children, frail or elderly people and others with weakened immune systems. Although healthy individuals may suffer only short-term symptoms such as high fever, severe headache, stiffness, nausea, abdominal pain and diarrhea,Listeriainfection can cause miscarriages and stillbirths among pregnant women.

Consumers who have purchased these items are urged not to consume these products and to dispose of them or return the items to their local store for a full refund. The FDA recommends in these cases that anyone who purchased or received any recalled products to use extra vigilance in cleaning and sanitizing any surfaces and containers that may have come in contact with these products to reduce the risk of cross-contamination.Listeriamonocytogenescan survive in refrigerated temperatures and can easily spread to other foods and surfaces.

There have been no reports of injuries or adverse reactions due to consumption of these products. Anyone concerned about an injury or illness should contact a healthcare provider.

The federal government shut down today after lawmakers failed to reach agreement on a funding bill, halting key operations across multiple agencies. Consumer advocates chargethat the shutdown will compound existing rollbacks in consumer protections and leave millions of Americans exposed to risks in housing, food safety, financial services, and everyday household security.

Since the start of the Trump administration, regulators and watchdog agencies have faced staffing cuts, political interference, and budget constraints. With this shutdown, experts say the government is no longer just weakened it is incapacitated in areas where consumers most need oversight.

Housing
Sharon Cornelissen, Director of Housing at the Consumer Federation of America (CFA), said the housing crisis will intensify as the Department of Housing and Urban Development (HUD) ceases much of its fair housing work. Thousands of home closings could stall, particularly in flood zones, because the National Flood Insurance Program (NFIP) has run out of funding. Broad, affordable, and fair access to housing is impossible without a well-functioning government, Cornelissen warned.

Consumer Protection
CFA Consumer Protection Director Erin Witte said the shutdown strips Americans of their most basic safeguards. By halting the very agencies that safeguard families from predatory lenders, unfair fees, and corporate abuse, the administration is abandoning Americans at the height of a widespread affordability crisis.

Financial Services
Adam Rust, CFAs Director of Financial Services, emphasized that the Consumer Financial Protection Bureau (CFPB) was already marginalized. Rulebreakers are being given free rein to take advantage of people with impunity, he said. Fraudsters stay open for business, even when the government closes its doors.

Investor Protection
Corey Frayer, Director of Investor Protection, pointed to long-term risks: We are about to learn the hard way what could happen to the American financial system if enforcement of securities laws is abandoned altogether.

Technology & Privacy
Ben Winters, Director of AI and Data Privacy, said the lack of oversight invites exploitation. Each day without rigorous enforcement and expansion of our consumer protections presents a new opportunity for online scammers, data brokers, and tech companies to profit at the expense of families and teenagers safety.

Food Safety
The shutdown also disrupts food monitoring. USDA inspectors remain on the job, but may work without pay. FDA inspections are curtailed, with only a skeleton crew handling emergencies. Authorities may be slower to solve a nationwide outbreak, said Thomas Gremillion, Director of Food Policy. The CDC is suspending analysis of surveillance data a dangerous blind spot in the fight against foodborne illness.

Data and Reporting
The Bureau of Labor Statistics (BLS) has paused publication of key economic indicators, including inflation data. Research Associate Ethan Weiland said, With many consumers struggling to pay bills, now is not the time to be flying blind.

Insurance & Flood Risk
Michael DeLong, Research and Advocacy Associate, warned that NFIPs shutdown leaves 4.7 million Americans without flood insurance renewals or new policies. If a disaster strikes, they could lose everything.

Everyday Impact
While core services like veterans benefits continue, delays in disability claims, GI Bill stipends, and appeals will strain military families, according to Krystel Spell of Veteran Saves. Amy Miller of America Saves noted that even short-term interruptions in paychecks and benefits can make it difficult for households to cover essentials like rent, utilities, or groceries.
